The homes are built by Bennet and feature open floor plans, master suites on the main floor, hobby rooms, dual masters and extensive built-in storage, which all work together to offer you maximum flexibility. The signature feature of these homes are what Bennet calls Garden Rooms, which are just a fancy way of describing an outdoor space that acts as an extension of the home’s interior. If that is not enough, the homes are large, ranging from 2,000 square feet to over 3,200 square feet, and beautiful.

How does an extra $50,000 in your pocket sound? Would that make you drool? If it does then you should pick your jaw up off the floor and wipe up the puddle. The offer may be too good to be true.

Two weeks ago these homes were selling for the same price with no Buyer Bonus. Now all of a sudden Bennet is tossing buyers an extra 50k back; why? Often times when builders are down to the last of their inventory and market conditions are shifting, they will provide incentives to close out the project. Currently there are 189 active listings in Issaquah Highlands so there is a fair amount of competition. Could this mean that Bennet thinks that they need to move the property fast so they don’t get caught in a falling market? That is another post altogether.

One thing is for sure, with such a large incentive, the builder has to be careful that it falls within lending guidelines; a buyer is not able to receive cash back directly from seller or anyone else for that matter. They may use cash toward their closings costs and buying down the interest rates and other legitimate closing costs. So while cash incentives are great - make sure that they are being applied properly so that you can maximize their benefit.
